What is a Fit Out?

Research has suggested businesses relocate on average every seven years. This can be due to a variety of reasons including expansion, cost and client demographics.  The key is making sure change is a positive one, and the right technology can play a large part in this especially with the trend for smart buildings, and for good reason. Smart buildings integrate advanced digital systems and automation to collect data to optimise resource usage, enhance security and increase health, comfort and staff satisfaction. To move into a new office, it must be fitted out. A fit out is the process of making an interior space ready for occupation. Before the actual fit out process starts, our Design Team often help with the plans for the new space. The design stage includes the relevant cabling, connection points and rack locations. This is important for all categories of fit out.

Here we look at the different types and levels of fit out and refurbishments:

Category A Fit Out

This is the first level and usually applies to newly constructed buildings or those which have been completely gutted. It involves taking an empty space and installing structural features. These include windows, electrical outlets, raised access floors, HVAC, doors, plumbing, and ventilation.

We get involved in this level of fit out mainly in the installation of the relevant connections and cabling required. If you want to learn more about cabling, it is explored in our article here.

Category B Fit Out

This is the level of fit out which provides the final workplace, one which is ready to move into and be used. This stage usually occurs after a Category A fit out, after which the space is a blank canvas ready to meet the occupiers requirements. This fit out stage includes the installation of partitions, carpets, lighting, the reception areas, kitchen facilities, office furniture and all the requisite AV and IT technology. It is during this stage we install and integrate the final solutions.

Category B Refurbishment

When it is a refurbishment, this means the space has already undergone a Category B fit out and the area needs to be reconfigured or updated. This is to either meet the needs of the new occupants or as a refresh for current users. This means the space needs the tech and furniture updating, or it needs to be fully stripped down and completely refurbished. At this stage we  install solutions and/or occasionally move tech around depending on the age and usability of the equipment and client requirements. This is a perfect time to update systems and take advantage of the latest solutions available.
